However, it’s not just the excellent facilities that attract visitors, but the hotel’s green credentials. That's because the group set out to create a luxury hotel with the lowest carbon footprint possible. Partnering with renewable energy company Eurotech and Glenn Nunan Consulting Engineers, the hotel embarked on a significant investment during the hotel’s construction to realise this vision. It's a strategy that has been working with great success so far. As General Manager John Pardy puts it: “We are delighted with the results thus far. The discovery of an underground river had the greatest influence on the green design of the hotel. Flowing ninety metres below the hotel, the Swan acts as an energy reserve for cooling and heating the hotel without burning fuel, and the heating/cooling systems swap energy between areas that require higher or lower temperatures. Existing fossil fuel plumbing and heating systems were removed and today an on-site Combined Heat & Power (CHP) Plant produces electricity and also produces hot water that’s stored on each floor, close to ensuites and bathrooms via the advance heat pump system. Only a small amount of energy is needed to pump natural energy that already exists, and the standby system is only used during servicing, so no emissions or harmful pollution are created.

Waste water is gravity operated with no pumping energy required and all lights, both inside and outside the hotel, use LED low power lighting, while smart control prevents lighting unoccupied areas. Traditional power lifts have been replaced by smart low energy lift systems and the kitchens provide energy to the building in an instant energy exchange system, traditionally blown away to outside.

The result of these green measures is a 78% decrease in energy usage, an 82% reduction in CO₂ emissions and an increase in the Building Energy Rating (BER) from E1 to A3 in the first six months of operation compared to the building's previous use as an office space.
